What should my home inspection in South Carolina provide and when will I receive it?
The home inspector should provide a written report reviewing every major home system and component within 24 hours of the inspection. Exterior components include roofing, flashing, chimneys, gutters, downspouts, wall surfaces and the foundation, including the grading around it. Interior systems include electrical, heating, air conditioning, ventilation, plumbing, insulation, flooring, ceiling and wall finishes, windows and doors.

Section 40-59-570. (A) An inspector shall inspect readily accessible installed systems and components of residential buildings.

(B) Subsection (A) is not intended to limit an inspector from:

(1) including other inspection services, systems, or components in addition to those required;

(2) specifying repairs, provided the inspector is appropriately qualified and willing to do so; or

(3) excluding systems and components from the inspection if requested by the client.

(C) Inspections performed pursuant to this article:

(1) are not technically exhaustive; and

(2) will not identify concealed conditions or latent defects.
